Compare the complete proposal.
Review the proposed price, deposit, financing, contingencies, requested concessions, included items and closing schedule with your agent. Consider how each offer fits your move and what uncertainties remain. A higher headline price may come with costs or conditions that change the comparison.
Ask for an estimated net-proceeds breakdown that includes relevant selling costs and known obligations. It is a planning estimate, not the final settlement statement. Get legal or tax guidance for questions that extend beyond the agent’s role.
Keep the review period moving.
After the agreement is effective, confirm inspection access, key deadlines and who will communicate updates. Have available repair, permit and association records organized. Disclose known matters appropriately rather than relying on the buyer to discover them.
An inspection may lead to further questions or a request for repairs or credits. Review requests against the contract and your priorities; neither every request nor every proposed solution is automatic. Document agreed changes through the appropriate written process.
If financing or appraisal creates an issue, clarify the facts and applicable deadlines before choosing a response. Avoid assuming that a lender’s approval or the buyer’s ability to cover a difference is settled.
Prepare for a clean handover.
Coordinate your move with the agreed possession terms. Confirm what stays, what must be removed and how any agreed work will be documented. Keep utilities and access arrangements aligned with inspections and the final walkthrough.
Review settlement figures and payment arrangements with the closing professional. Verify any sensitive funds instructions through a trusted channel, and confirm closing completion before handing over possession as agreed.
- Track outstanding requests and written amendments.
- Prepare keys, remotes and relevant equipment records.
- Confirm the property’s required condition at handover.
